While all fabrics have a life-span, it is difficult to say just how long an awning fabric will last. In an extremely harsh environment, an awning may only last 5-7 years. In a more favorable environment, the same awning may last 10-12 years. In the Midlands area, the average life-span of an awning is 8-10 years; however, we have seen some awnings last more than 15 years with our assistance.

Carolina Kleeners recommends Pressure Washing at least once every 1-2 years to prevent permanent runoff marks. We use a special stucco cleaner with a low pressure rinse to remove the dirt and mildew, restoring the building back to its original beauty.

At Carolina Kleeners, our pressure washing methods are second to none when it comes to mildew removal, rust spots and/or phosphorescence on buildings. We believe in using the proper chemicals to remove dirt and contaminants rather than excess water pressure, which can deteriorate the surface of the building. Some of our competitors may boast of using extremely high pressure washers to clean, but they may be permanently damaging your building! Carolina Kleeners also provides its customers with waterproofing protection that should be immediately applied to the building surface after it is cleaned. We use a state-of-the-art water sealer for our projects called Siloxane.

We recommend a routine schedule to keep up with maintenance problems that plague parking garages. Our process begins by removing all debris and degreasing and removing stains. Next, the surface is cleaned using highly pressurized Pressure Washer using 220° water. After the railings, curbs, and lower walls are pressure washed, the surface is thoroughly rinsed, revealing a clean concrete floor. Finally, we apply our water sealer to the top floor to prevent erosion due to weather.
